Information we collect
A maintenance request may include your name, email address, mobile number, property and unit, issue description, urgency, dates, entry permission, access preferences, pet information, hazards, special instructions, communication choices, and optional photos.
The system also records work order identifiers, request and update times, status history, staff actions, and delivery or synchronization results needed to operate and audit the maintenance workflow.

How request information is used
Metro Homeworks uses the information to review the issue, prioritize and plan work, coordinate property access, assign staff or vendors, communicate relevant updates, document work performed, and preserve a maintenance history.
Photos and access details may be shared only with staff or a service provider who needs them to evaluate or complete the work. Internal notes and administrative records are not shown in the public confirmation view.

Email and text-message choices
The request form lets you record separate consent for maintenance-related email and SMS updates. These updates may concern review, access, scheduling, expected timing, or work completion. SMS consent is not a condition of receiving maintenance service, and carrier message or data rates may apply.
To change a preference, contact Metro Homeworks. For urgent property maintenance, call a listed emergency contact rather than relying on email, text, or the request form.

Communication and internal services
The portal records each request in its secure work-order system. Communication and internal reporting services have the launch status shown below; do not rely on an automated message unless you actually receive it.
- EmailAutomated
- maintenance@metrohomeworks.com is the official Apple Custom Domain mailbox. Approved maintenance notices are submitted through Resend, and replies return to that mailbox. Delivery still depends on the receiving email service.
- SMSNot active
- Tenant updates are email-first. Verizon is retiring its legacy vText email-to-text gateway, so it is not selected for dependable production messaging. A supported SMS provider can be added later if needed.
- SpreadsheetInternal register
- The website database is the authoritative request record. Metro Homeworks also maintains a Google Sheets register for internal operations; synchronization may be manual until website authorization is connected and tested.

Security, access, and retention
The public confirmation link is intended to show only a small set of request details. Staff-only notes, administrative actions, and private records belong behind authorized access. Do not share a confirmation link publicly.
Metro Homeworks keeps maintenance information for as long as reasonably needed to manage the property, document completed work, meet legal or business obligations, and resolve related questions. No online system can promise absolute security.
